Hi,

I havent had me boiler descaled for 6 years :O but I do have the blending valve replaced every 18 months :( which causes the water problems......

Hi...
Heateam (Baxi/Potterton Group) are now responsible for this boiler. Contact them on 08706 096096
It's important to get people in that know what they are doing as CO2 readindings need to be checked and gaskets on the burner need to be changed. Not all heating engineers are aware of requirements for this boiler.

OUR POWERMAX 185 IS ONLY 3 YEARS OLD AND HAS RECENTLY DIED ON US, BAXI/POTTERTON AGREED TO SUPPLY A NEW ONE BUT HAVE BEEN UNABLE TO FIND A PLUMBER WHO WILL INSTALL. CAN YOU PLEASE TELL ME WHAT THE ALTERNATIVE WOULD BE AS IT HAS BEEN A WEEK NOW WITHOUT HOT WATER AND CENTRAL HEATING.

I live in gillingham dorset, after speaking to a number of plumbers the powermax 185 is one of the worst boilers to have installed into your home!, the odd couple have refused to go anywhere near them as they have such a bad reputation! We have only been in this property for over a year!. The boiler has corroded at the base where there has been a leak. I have never had this kind of problem with boilers especially one which is only 3 years old!

We have a powermax 155 boiler that keeps losing pressure every week or so so we have to take the front off and pump more water in to get the pressure back up. Should i hear a hissing sound coming from the outlet at the top of the boiler after i have done this, per perhaps this is the fault?

Next door have also said that they have seen water coming from our overflow pipe lately also - could this be connected?

Anyone recommend any heating engineers in the Ilkeston, Derbyshire area?

The hissing noise you here is from the auto air vent and yes that is normal.
On the sealed system 155 there is an expansion vessel somewhere above the boiler to the left or right, It's a large white circular tank with a car tyer valve on it. This tank is split in two (internally) with a rubber diaphram separating the two halves. One side has an air charge (about 1bar) and the other has water in it. It sounds to me asthough the air side has lost its charge. This will cause the boiler to go over pressure (> 3bar on pressure guage on front LHS of boiler) and then activate the pressure relief valve, the water that you see dripping to outside.
You can repressurise the expansion tank with an ordinary foot pump but you need to make sure that there is no pressure inside c/h system & boiler first. If you are able to repressurise the expansion tank, be warned, sometimes the pressure relief valve will continue to drip due to muck on the seating of the valve and may need changing.

Wow thanks for the fast replies. Yes i see the expansion vessel, this one is large in size and red in colour? If i tap it it doesn't sound empty, so sounds like exactly what you are talking about. Can't see a car tyre valve on it though. I'm not sure as i wan't to play with it mind, as central heating is certainly not my area of expertise!

Already had a central heating guy from yell come and look at it and he refused to touch it and recommended me to "live with it" - great advice that eh?

Haven't read ALL the threads on this one but if it hasn't been suggested so far,,GET A CORGI REGISTERED ENGINEER TO LOOK AT IT!!!!

Its great giving hints and tips to someone on a simple thing like recharging a water loss problem in a sealed system,but, I ihave seen speculation ranging from a PCB to o/heat stat and problem exp vessels etc (and the Tyre valve is a schraeder valve !) for god;'s sake people this is a piece of potentially lethal engineering and pardon me if i sound rude,lay people shouldn't be on here saying what isit and can i buy bits off the shelf ! If you fit a £120 PCB and it doesn't cure the problem can you justify it being restocked (after potential static damage) because you got the wrong info off a web forum?

And bear in mind it is a legal requirement that any person undertaking work on a gas appliance must be QUALIFIED.COMPETENT AND REGISTERED. Thing's like this are the reason the regulations were tightened up a few years ago.

PLEASE for everyones sake get someone in.

Sorry if it sounds like a rant but people do get hurt ,lose money and all kinds and then have to get someone in to clear up the mess,had someone 2 years ago went on a forum like this got "advice" did what was suggeted and to no avail ,spent over £100+ i went in and made 2 adjustments,problem solved £15.

I have had numerious problems with my boiler over the last 4 years, blending values etc. Now this morning it went to came on and went off within a few seconds ... all plug sockets in house went off. Managed to identify it down to the boiler socket if I turn on iall sockets go off so have to do the RCD swithc on my fuse box to reset eveything.

I now have British gas coming out to have a look ... No hot water and no heating AGAIn these boilers are a nightmare my neighbours allhave the same make and all have had problems.

HI,sorry to hear about your ongoing problems,and once more sorry if it sounded like a rant yesterday.

How old are your house's if <10 years are they still covered by the NHBC guarantee? If so get in touch with them they have been known to send in an independent and rectify faults etc under the warranty.

Or have considered getting together with your neighbours and paying (jointly) for an independent survey of the boiler and associated gas and electrics? I feel sure any manufacturer who is presented with numerous problems in one area with the same boiler the same age will investigate themselves as has been proven in the past if you get together and complain to BBC Watchdog or similar it is VERY bad publicity for them.

Get together and write down ,with receipts or other proof where possible,all the breakdowns etc that you collectively have experienced and fire them off ,copy each to CORGI ,Installer,NHBC,builder and the manufacturer. Give it 2 weeks and see what happens.

Hope you get sorted.

Thank you - The house is only 7 years old.!!! So I shall now contact the NHBC

British Gas will be arriving later today horrray!!! Lets hope they can fix the problem whatever it may be and I can have heating and hot water as it will be getting colder this week.

hi, its probably the bottom pump (CIRCULATION PUMP) or could be the heating pump (top one)
only two years warranty on the boiler,hob,oven,ect 10 years on structure.
1 question they will ask, have you had the boiler serviced every year.have you had the log book (bench mark) filled in.
if the answer is NO, (LIKE EVERYONE ELSE) YOU LOSE !!!!!!
this is BAXI you will be dealing with. good luck !! let us all know

Hi,whereby normally the warranty is only 2 years on appliances and 10 years on structural NHBC have been known to step in when multiple failures are happening on a site all with the same appliance even after the 2 year cut off point. It happened on a site near us a few years ago and it was due to NHBC intervention that the problem was resolved.

Worth a try whatever the outcome,even if it results in NHBC putting an embargo on the manufacturers/licence holders product range (Baxi in this case) when that happens the manufacturers tend to "voluntarily " sort out the ongoing problems. Better that than be off the list for potentially thousands of new builds per year.

They do tend to refer to it as goodwill though lol. Brian

Well Bristish Gas came and found its the pump and a small leak !!! So I have them coming today to drain it and fit a new pump and fittings BUT he did mention the problems with the Powermax systems and that a lot of the parts are obselete !!! A few years back the heating value went and he reckons if this goes again I will have a problem getting this part as the seals that go with it are obselete he strongly reccomend I save for a new boiler between £2k - £4.5k.

I intend to do a small survey around my neighbour hood aprx 40 houses to actually see what problems people have incurred and then to go from there.

Even thought about writing to watch dog.. ha ha ha ha In the last 4 years I have paid out aprox £500-600 on parts this time I am covered by a homeplan so not so bad but the news that parts for these boilers are getting harder to find is a bit of a nightmare.

Why do these things always go wrong in winter with snow on the way !!! lol

It's not uncommon for boiler parts to become obsolete early in a boilers life. Last week I was asked to do a repair on a 5 year old Alpha and the parts are already difficult if not impossible to source on that ! Luckily the part i needed was 1 which a variety of manufacturers use so was able to fit one from a different manufacturer,told the customer the same thing, start saving.

Fitted a new combi in my sister's place 3 years ago ,and already replaced,APS and a PCB, I know it has been regularly serviced and done well because I did it myself. When I fitted it I said "put a fiver a week away and then in 5 years you'll have the money for your new boiler" she thought I was joking,I wasn't. They often become a money pit. Dependent on manufacture and initial cost.£450 boiler =life before repairs 2years,£1600 boiler= 5/6 years

Me , I have a Baxi Bermuda back boiler with a nice coal effect fire front and all I have done to it in the last 4 years is service it and a thermocouple ,about£6, do I recommend combi's ? NO, if they have a back boiler or conventional wall hung why change it if it isn't broke. OK I may lose a bit of work but i go to sleep without worrying if i have sold someone a pup.

Strange thing is they have used combis on the continent ,Germany especially,for about 35 years or more now and they have no where near as many problems,so if you do buy a combi make it a Vailant. Vorsprung heiss wasser und heizung durch technologie.I think I should copyright that before they do lol.
