Guys,
I've got a problem with my Powermax 155 sealed system boiler in my flat - we had hot water (steam) coming out of the overflow pipe for a few days (presumably because of high pressure causing the pressure relief valve to trip). After switching it off, the discharge stopped and the pressure dial dropped to about 0.2 bar. I topped it up with the fill loop to about 1 bar, switched it back on and had heating / hot water for a few hours before the pressure dropped again to 0.2.

Having read this thread, it seems it could be the expansion vessel having lost its pressure - does this seem right? If so, how do I drain the system so i can then re-pressurise the expansion vessel air side??

And if this doesn't work, what's the next step?

I think the boiler is about 9 years old, not sure how long since its last service (we bought the flat 9 months ago). We had a plumber (/heating engineer) out and he did a couple of diagnostic tests but didn't really know the system (I gather they are pretty unique...) - he has since suggested there might be a crack / leak in the heating coil and, if so, the whole boiler would need replacing- is this plausible?

I've spoken to heateam (Baxi) and they've quoted £320 fixed fee to repair it, but I don't want to pay that if it's a simple job... Equally well, if the boiler needs replaced, I may as well bite the bullet and do it, rather than paying £320 to have them tell me it's finished...

Finally (thanks for your patience!), Baxi / Potterton have suggested the Promax HE Store as a replacement if needed - any feedback on this? And any thoughts on budget cost to supply and install?

I have been living @ my property for the past 6 year and have had my Powermax 185 boiler serviced yearly. Over the past year though it has started making the most annoying whistling nose from the hot flue. I have had the burner cleaned to try to resolve this issue, this has not cured the fault. The plumber seems to think it is the fan but if you listen to the fan unit with the aid of a screwdriver next to your ear the fan is almost silent, if you move the screwdriver further down towards the bottom of the boiler the whistle gets louder. Once you reach the burner or just above this is where the whistle seems to be coming from. I have read in previously posted comments it may be the gas/air valve, can anybody tell me if they have had the same problem and if they have replaced this valve and did it cure this whistle. I dont want to replace the fan if this isnt the fault as your looking @ around £150 + vat + fitting.

Sean,

Thanks for the idea, could you tell me what the pressure should be for this particular boiler as i can just tell him to check it i and i will know if its correct. Also could you tell me from which position he should be checking it from?

Hi,

My boiler has started to make a loud banging noise on start up and at other strange times. I have recently had a diverter valve fitted due to not being able to seperate hot water from the heating. Could this have something to do with it or did you air/gas mixture valve sort your problem out?

Recently had diverter valve installed to seperate the heating from water. Recently though i am hearing a loud banging noise and wonder if this could be conected in anyway?

i have read through numerous posts to avoid having to bother you but can't find an exact match. I have the 155x and have had many of the problems listed previous (no hw then no ch then no flow etc!!) fixed them all and have been 6 months without issue - this is a record over the past 3 years!! but now the lcd display has gone blank, the hot water works but cant get any heating (snowing today). the red and green lights also dont show but the orange one does. I have seen you say to get a new clock and also said new pcb. Is this what i need. My fridge went down the other day and knocked out my trips, the following day smoke came from the washing machine (awaiting engineer) and now i have found this (three electrical items in 2 days). It may be a run of bad luck but was wondering if a surge may have played havoc with all this - the switvh on the wall in the cupbaord works so the fuse there is not a problem but is there another fuse? I do not have the manual so if anyone can send that then it would be great. I live in kent, and my email is [Log in to view email] Thanks to Sean or anyone that can help out.

I have just read more of the posts and think i have found one that matches. Allen R has said about glowing leds, i went and checked and mine have a glow also. (i literally needed to shade them to see it!!). You mentioned about by passing the clock using something different . Can you advise what the alternative is and a possible supplier (i am in kent).
- i have tried the little switch on the back and i have tried the pressing 2 & 4 bit but to no avail.

Yes exactly the same thing happened to me, new clock i'm afraid.

Around £90 inc vat from Wolseley Parts centres. It easy to fit just a few screws to take the housing off and some spade connectors.

Hi Sean

If you have a spare 5 mins could really do with your help on the phone. I have a powermax 185, I drained the system to replace some rads, But now after turning everything back on the Burner doesnt fire up, Heating and Water lights on all day but doesnt kick in. Have read many posts about blowing down a vent in the loft but not sure what to look for.

Managed to get heating back on Sunday night after speaking to you on the telephone, wife & kids now warm and very happy, thank you for that.

Not quite sure what part i bypassed to get it working (i want to change the part if its not too tricky) could you give me a call please to advise.

I have encuntered the same problem as yourself. Afer spending lots of money on various replacement parts - pumps, clocks, etc over the last 3 years, the damm boiler packed up yet again yesterday. Fantastic - 5 month old baby and a very cold 4 yaer old. Having no confidence in the Baxi Potterton Heat Team from previous call outs and high bills, I joined British Gas annual Homecare Scheme. A BG Engineer has this morning spent 3 hours trying to fix the problem only to end up disconnecing our Power Max 185 on the grounds that it is unsafe. Seemingly the cylinder has leaked and has meant burner gasket, electrode and gasket and heat exchanger are required on a system no more than 5 years old. Brish Gas inform me that they are unable to obtain the relevant parts and following on have cancelled my Homecare plan.
Living in Warwick, where Baxi Potteron have their Customer Serice advisors, I have today paid them a visit and asked that for some customer satifaction on a product that surely should not have to be replaced after 5 years. The only thing they can other me is some discount on a new replacement boiler, so long as it is one of their models, which does not instill me with confidence.
It looks like that I am going to have to bite the bullet and shell out some big money for replacement for which I might get some small discount. Just wondering did you have have to replace your system in the end and if so what model did you replace it with ?

SEEK ADVICE FROM CORGI / ANOTHER ENGINEERS OPINION .
OCCASIONALLY A BOILER MAY BE DEEMED AN UNECONOMIC REPAIR.
I HAVE LOST COUNT OF THE NUMBER OF TIMES CUSTOMERS COMPLAIN TO ME THAT SPARES ARE NOT AVAILABLE (NOT JUST POWERMAX),VERY OFTEN WE MANAGE TO REPAIR/REINSTATE APPLIANCES T/OFF BY BRITISH GAS. I WOULD SUGGEST SOME FORM OF WRITTEN BREAKDOWN OF SPARES & COST OF REPAIR FROM BG. THIS COMPANY SHOULD BE THE BEST IN BRITAIN ,THEY USED TO BE .

Hi can any one help me please?
I have a powermax 185 which is approx 10 years old and is really showing its age, its the one with the red clock surround,
When starting it makes a loud electical noise from the pump on the left like a loud buzz it then stops and the boiler kicks in and some times there is a loud buzz from what sounds like behind the clock display.

Then when the boiler finally kicks in it bangs really loudly and we are losing our hot water(i think blender valve) quite fast.

Also above the pump there is a leak and lots of lime scale all over the pipe which seems to be coming from a little kind of valve approx 1-2 inches above the pump, What can i do to sort these problems my self any info would be great. And also where the best place is to sort these parts i live in Kent, Thanks

Hi Sean,
we specialise in powermax Boiler repairs in the London area. i nead a complete heat exchanger for a 185 .got a client with a leak around burner head. no spare available from Pottertons.
