leaking water also this one from the pressure valve. i have tried changing it and the leaky filling loop. pressure rising and no hot water still. i have googled this and all seem to think its the expansion tank, anyway if it is then your looking at 90 squid im afraid also the nightmare of changing it. i am told that you can fit the new one on a shelf nearby and re route the pipe to it. good luck.......ive dccided to bin the bloody thing and fit new. lifes too short mate. bite the bullet and dig deep in yer pocket :(
